These Terms apply to all visitors to the website and to all clients who enter into a service agreement with Doral Lanai Sunrooms & Patios. A signed project contract may include additional terms specific to your project, and those terms will govern in the event of any conflict with these general Terms.
Doral Lanai Sunrooms & Patios is a licensed contractor providing sunroom additions, patio enclosures, screen room installation, sunroom remodeling, and related construction services to residential property owners in Doral, FL and surrounding Miami-Dade County communities.
All services are subject to the scope of work defined in a written project contract signed by both parties. We reserve the right to decline any project that falls outside our service area, expertise, or capacity.
Estimates provided by Doral Lanai Sunrooms & Patios - whether provided verbally, by email, or through a written proposal - are not binding contracts. An estimate represents our best assessment of project costs based on information available at the time it is prepared.
Final project pricing is confirmed only in a written, signed contract. Costs may change if the scope of work changes, site conditions differ from what was initially assessed, or material prices change materially between the estimate date and the start of construction.
Any change to the approved scope of work must be documented in a written change order signed by both the client and an authorized representative ofDoral Lanai Sunrooms & Patios before additional work begins.
Project start dates are estimates and are subject to change based on permit approval timelines, material availability, weather, and other factors outside our control. We will communicate schedule changes as early as possible.
If you wish to cancel a project after signing a contract, cancellation terms are governed by the signed contract. In general, any non-refundable deposit paid at contract signing covers costs already incurred - such as permit applications, material orders, and scheduling commitments - and will not be refunded.
Doral Lanai Sunrooms & Patios reserves the right to suspend or terminate work on a project if the client fails to make required payments, fails to provide required access, or acts in a manner that creates an unsafe working environment.
Payment terms are set out in the signed project contract. Typical payment schedules include a deposit at contract signing, one or more progress payments during construction, and a final payment upon project completion and client approval.
All payments are due on the dates specified in the contract. Late payments may result in work stoppage and may be subject to late fees as specified in the contract. Doral Lanai Sunrooms & Patios reserves the right to place a lien on the property for unpaid amounts in accordance with Florida law.
Accepted payment methods will be specified in your project contract.
Doral Lanai Sunrooms & Patios will obtain required building permits for all permitted work in accordance with applicable local and state requirements. The client is responsible for obtaining any required approvals from a homeowners association (HOA) prior to the start of construction, unless otherwise agreed in writing.
Work will not begin until required permits are in hand. We are not responsible for delays caused by permit review timelines at government agencies.
Any warranty on workmanship or materials will be described in the signed project contract. Warranties are provided directly by Doral Lanai Sunrooms & Patios and/or by the manufacturers of materials used in your project.
Warranties do not cover damage resulting from misuse, neglect, unauthorized modifications, acts of nature (including hurricane damage), or normal wear and tear. Warranty claims must be submitted in writing within the warranty period.
THIS WEBSITE AND ITS CONTENT ARE PROVIDED "AS IS" WITHOUT WARRANTY OF ANY KIND. WE MAKE NO WARRANTY THAT THE WEBSITE WILL BE ERROR-FREE OR UNINTERRUPTED.
To the maximum extent permitted by Florida law, Doral Lanai Sunrooms & Patios will not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of this website or from services provided, even if we have been advised of the possibility of such damages.
Our total liability for any claim arising out of a specific project will not exceed the total amount paid by the client for that project.

Any legal action or proceeding relating to these Terms shall be brought exclusively in the state or federal courts located in Miami-Dade County, Florida.
